Galveston Gulf Front Condo Project Will Be Among First In 15 Years

Years after the project was first announced, Houston-based developer Satya Inc. has hired Ludlow & Associates as the general contractor and set a groundbreaking timeline for Tiara on the Beach.

Groundbreaking for the 10-story mid-rise building on Galveston’s West End at 10525 San Luis Pass Road is set for this summer, and dune construction is already complete, according to a news release. The building will have 63 residences, all with views of the water, starting at $1.2M.

The project will be among the first new condo projects on Galveston Island in about 15 years, the Houston Chronicle reported in February 2022. Construction could take 24 to 30 months once it begins.

Satya CEO Sunny Bathija told the Chronicle at the time that the building would draw inspiration from Miami beachfront condos, with floor-to-ceiling windows, concierge services, private wine storage, dog grooming, housekeeping services and an activities coordinator to plan things like yoga and water aerobics classes. The residences will range from 1,661 SF to 4,306 SF.

Satya is the owner of a number of Houston-area luxury condominiums, including The Sophie at Bayou Bend and The Westmore. As of late last year, it was also developing the St. Regis Residences in River Oaks.

The impending construction of Tiara on the Beach comes as Galveston is seeing an uptick in tourism and investment, including a major investment from RREAF Holdings. The Dallas-based development firm is partnering with Innisfree Hotels on a Margaritaville Beach Resort.

That $700M, 300K SF project will include a water park, restaurants and hundreds of guest rooms. Margaritaville is slated to break ground early this year and deliver in 2026.

Galveston saw 8.1 million visitors in 2022, a 25% increase from 2021 and a 10.9% increase from 2019, according to the 2023 Galveston Economic Impact of Tourism Study. Visitor spending also increased 27% in 2022 from the previous year, the press release states.
