Dallas-based Hillwood Communities will build a 540-acre master-planned community in League City.

The yet-unnamed community will be the company's third in the Houston area. The development will have 1,250 houses, ranging in price from $400K to $700K.
"This acquisition is another step in our plans to help accommodate the ongoing Houston-area growth," Hillwood Communities President Fred Balda said in a release. "And we are committed to providing thoughtfully planned, quality communities that Houston residents deserve."
Hillwood Communities announced the land acquisition May 26. It was purchased from private owners the Stedman and Wesley West families, previously called the Stedman West Tract. Hillwood will select homebuilders for the site at a later date.
"With over 45% of League City yet to be built out, it's extremely important that we seek out and work with residential developers who share our vision of creating thoughtfully planned and quality-built environments that promote community and family," League City Mayor Pat Hallisey said, adding the development would help grow the population while maintaining a "small town feel and neighborly charm."
The development will mean Hillwood Communities will or has developed 4,500 houses across its three Houston properties. It also announced Valencia in Manvel, Texas, to the west, last year.
That development is 440 acres, with houses by Perry Homes, Coventry Homes and Pulte Homes, the company announced in October 2021. Its biggest — and first — Houston development, Pomona, is also nearby.
