Multifamily Monday: See Houston's Fastest Leaseup

Only three months have passed, and nearly every unit that The Finger Cos’ has delivered in its 2900 West Dallas project is spoken for, according to VP Bonnie Jost. If it keeps up this rate, it could break records.

We snapped property manager Sammy Del Real showing off one major draw: gas cooking. He says the property (which is One Park Place quality but with a lower price tag) is a foodie paradise because of the kitchen amenities (including wine coolers in each unit--the appliance, not the drink--this isn't a beach picnic) and proximity to killer restaurants like Tony Mandola’s right across the street. Its walkability is unique for Houston, besides the dining options, residents are right by Buffalo Bayou and a new Whole Foods.

New residents have also cited noise control as a draw—it has 6” of concrete between the levels to keep sound down. The community’s amenities include four pools (included a 24m heated lap pool), a 150-book library, and two-story fitness center including a machine that’ll help you build your baseball or golf swing. It’s also got a unit that serves as a mini hotel--visitors can rent it for $150/night. (Finally, you can let your parents visit.) And because everyone loves sunlight, Finger left exposure on West Dallas so you can get daylight from anywhere in the property.

Bonnie tells us they’re signing 12 leases a week at 2900 West Dallas. It opened in November and is already 50% occupied. That’s particularly impressive considering only about half of the units have been turned over from construction. The community will fully deliver in April. Finger Cos has four more projects in its immediate pipeline, all of comparable luxury quality: The Grove at Wilcrest (opening mid March in the Energy Corridor), 1900 Yorktown (opening at the end of the year), The Susanne (under construction at Dunlavy and Alabama), and 500 Crawford (broke ground in December next to Minute Maid).
