The First Phase Of Edge 470 Will Consist Of Two 80K Sf Buildings.

Etkin Johnson Real Estate Partners has acquired a 28.35-acre parcel just north of E-470 in Compark Business Park in Parker where it plans to develop a 334K SF industrial/flex campus.

The first phase of the project, dubbed EDGE 470, will include the development of two buildings that will be about 80K SF each on 12.8 acres. They are expected to be completed by the first quarter of 2020.

“With its increased demand and sustained growth, the southeast office/industrial market has been on Etkin Johnson’s radar for quite some time,” Etkin Johnson partner Derek Conn said. “Similar to what we’ve developed along the Northwest Corridor, our vision for EDGE 470 is to create a forward-thinking offering for high-caliber companies looking to grow within metro Denver. This business park is poised to support the recent and continuing population and employment growth in the surrounding area.”

EDGE 470 will provide some of the highest visibility and best accessibility in the area. Each building will feature prominent E-470 signage opportunities, 24-foot clear ceilings, 10-foot glass lines, ESFR sprinklers, multiple loading capabilities, car-charging stations and an environmentally responsible design.
