The Northglenn Urban Renewal Authority is seeking ideas to redevelop a nearly vacant 1.3-acre site into a mixed-use property.

The urban renewal authority will accept requests for proposals through April 16 to transform the site, which encompasses three parcels at 1660 and 1680 E. 112th Ave. and 11165 Irma Drive. The site is east of Interstate 25 in a largely residential area.

Proposals should focus on eliminating blight; adding commercial, office, retail or mixed-use buildings; generating tax revenue; creating jobs; and matching the surrounding neighborhood, according to the authority.

Three buildings totaling around 58K SF are located on the property, with two being demolished this month. The third building is home to Mercedes Mexican Restaurant, which is on a month-by-month lease and hopes to stay at its location.

The property is zoned for general commercial use and is within the Urban Renewal Plan Area, so it qualifies for Colorado Enterprise Zone incentives such as state income tax credits for businesses. Rezoning and replatting are expected as part of the redevelopment.

Prohibited uses for the site include storage, mini-storage, automotive repair, car wash, liquor or marijuana-related businesses.

The site has municipal water and sewer, while Xcel provides gas and electric. The authority purchased the site for $1.3M, according to the Denver Business Journal.

Proposals must include a development concept and site plan, a preliminary pro forma, a purchase offer, an implementation timeline and a description of project challenges.
