DaVita, Denver Developers To Partner On Downtown Workforce Housing

Denver-based DaVita Inc., along with Goshen Development and Continuum Partners, will partner to develop workforce housing on a half-acre parcel at 2000 Welton St.

Citing public records, the Denver Business Journal reported an LLC affiliated with DaVita purchased the land for $3.25M. No plans have been submitted, but a previous developer intended to build as many as 409 units.

A press statement issued jointly by the three companies noted the planned multifamily development “will provide much-needed workforce housing and aims to be Denver’s first developed under the Colorado Middle Income Housing Authority,” a special-purpose authority created to promote affordable housing projects for middle-income workers in Colorado.

“This relationship with DaVita represents a crucial step forward in addressing workforce housing challenges in our community,” Haroun Cowans, founder of Goshen Development, said in that statement.

MIHA addresses the gap in affordable housing in the state by focusing on households between 80% and 120% of area median income, or 140% of AMI in rural resort communities.

“This city is in desperate need of creative solutions that enable Denverites to live where they work,” Continuum Partners CEO Mark Falcone said in an email to the DBJ. “DaVita, like all major employers in the Denver market, has seen recruitment and retention challenges due to rapidly rising housing costs. around this neighborhood.”

According to Falcone, Continuum, Goshen and DaVita expect to begin construction on the 2000 Welton St. project in late 2025 or early 2026.
