Two Denver neighborhoods are set to see new affordable housing targeted at the city’s healthcare workforce.

In Baker, Chicago-based Evergreen Real Estate Group is planning The Ford Apartments, a six-story, 60-unit income-restricted rental community next to the Denver Health campus.
Evergreen closed on the land at 155 W. Fifth Ave. and received a 9% low-income housing tax credit from the Colorado Housing and Finance Authority, the Denver Business Journal reported. Units will range from one to three bedrooms for households earning between 30% and 80% of the area median income.
The project is expected to break ground in early 2026 and deliver in fall 2027. Milender White is the general contractor, and Meridian 105 is the architect. The property will be managed by Evergreen Real Estate Group.
In Cheesman Park, Denver-based Kentro Group and the Fax Partnership submitted plans for a six-story affordable complex at East Colfax Avenue and North Williams Street called Williams Workforce.
The project, at 1801 E. Colfax Ave., calls for 111 studio and one-bedroom units averaging about 500 SF, the DBJ reported, with rents set for households earning about 70% of the area median income. The site sits two blocks from a future bus rapid transit stop and less than a mile from Saint Joseph and Presbyterian St. Luke’s hospitals.
The projects add to a growing pipeline of income-restricted housing across Denver.
Earlier this month, Jonathan Rose Cos. announced a $67M plan to add 55 affordable units and preserve 51 more at the historic Denver Dry Goods Building downtown.
Mayor Mike Johnston has also pledged to convert 4M SF of vacant office space into housing as the city works to add roughly 5,000 units per year to meet demand.
