VanTrust Real Estate is breaking ground this month on a 210K SF Class-A building in Frisco Station — and it doesn't have a single tenant signed up yet.

This is the second of five planned office buildings in Frisco Station, a 242-acre mixed-use project at Dallas North Tollway and Warren Parkway. It is planned to eventually reach 5M SF of office space.

The Offices Two at Frisco Station, as the six-story development has been named, will deliver in September 2019 with structured parking, a fitness center, conference center, tenant lounge and robust communications and power infrastructure, including dual-power feeds and multiple fiber-optics providers. It is adjacent to the Dallas Cowboys' HQ. The first office tower at the complex, which was slightly larger at 288K SF, delivered in August 2017.

Frisco Station, led by Hillwood Properties, is in the northern part of the Platinum Corridor, which has been one of the strongest areas in Dallas for mixed-use development. Though Frisco Station has been viewed as one of the high points of the submarket, some are concerned the Platinum Corridor is nearing oversaturation of large mixed-use projects.

The campus was selected by AT&T to integrate 5G wireless tech through all spaces, indoors and out, one of the first developments in the U.S. to do so. The project, which began development in 2016, has been rapidly building out a variety of uses, including multifamily, hotels and The Hub with retail and entertainment.

The design team for The Offices Two at Frisco Station includes architect HKS, contractor Manhattan Construction and civil engineering firm Kimley Horn and Associates. Cushman & Wakefield, under the leadership of Ran Holman, will lease it.
