Guidon Energy signed a long-term, full-floor lease in Las Colinas. The energy company will occupy 22K SF of Class-A office space on the 13th floor of The Summit at 545 East John Carpenter Freeway.

This is the latest in a stream of corporations setting up shop in Las Colinas — a business-friendly environment and desirable amenity offerings continue to reel in big leases such as this one.

“The Summit is a perfect fit for our growth needs, as we continue to expand our business and employee base in our Dallas corporate office,” Guidon President and CEO Jay Still said.

Still cited proximity to Love Field and DFW Airport and desirable amenities as the primary reasons for his company’s choice to lease in Las Colinas.

The Irving/Las Colinas submarket has had a stellar run, second only to the Far North Dallas submarket in terms of volume occupied. JLL Q3 stats put vacancy in Las Colinas at 17.7% and the average metro vacancy at 19.2%. Las Colinas has a total inventory of 31M SF, and an average asking price of $25.91/SF.

Gemini Rosemont Managing Director Kirby White represented Gemini Rosemont in lease negotiations. CBRE Senior Vice President Robert Blount represented the tenant.

CORRECTION, Nov. 13, 3:00 p.m. CT: A previous version of this story listed the brokers incorrectly. Gemini represented itself, and CBRE represented Guidon Energy.
