Dallas still tops the list for the most expensive rents in the Metroplex, standing at $1,300 for a one-bedroom, according to multifamily researcher Zumper. After analyzing 42,000 active listings in the Dallas area in its first-ever metro report, Zumper shows Dallas, Richardson, Frisco, Irving, Plano, Carrollton, Fort Worth and McKinney have average rents above the state median of $887.
Dallas rents average $1,300, Richardson $1,200 and Frisco $1,090 to account for the most expensive rents in the Metroplex. Mesquite rents average $660, the least expensive rents in the area.
Yardi Matrix and RENTCafé data showed Midlothian and Weatherford have the highest rent growth in the area. Richardson, Frisco, Irving and Fort Worth rents are all up 15% from last year, according to Zumper.
Grand Prairie, Arlington and Mesquite saw negative rent growth. Plano stayed the most stagnant with only 1% year-over-year rent growth, standing around $1,050 per month today.
