What used to be a hay field about an hour north of Downtown Dallas is now well on its way to becoming the largest development in Frisco's $5B Mile. Frisco Station, the 242-acre master planned development on Warren Parkway, broke ground this morning.

Rudman Partnership's Trey Sibley said that since Rudman put out "Call Trey For Hay" signs in the 1960s, the partnership explored many options for the land before deciding on Frisco Station. Partners Hillwood Properties and Van Tuyl Cos will also help bring the development to fruition.

At build-out, the project will have availability for 5.5M SF of office, 137k SF of retail, entertainment and food concepts, 600 hotel rooms (in a four-hotel campus), 2,400 units of multifamily, a 25-acre wellness campus with healthcare providers and more than six miles of nature trails.

The groundbreaking today is for a seven-story, mid-rise office tower to be completed in August 2017. Trey tells us the 300k SF building can accommodate all types of tenants, but will likely attract youthful companies that see the value in Frisco Station.

Amenities for this mid-rise include structured parking, a fitness center, a conference center, and communications and power infrastructure with dual power feeds and multiple fiber optic option providers.

Ross Perot Jr. tells us that while Frisco has previously been defined as a suburb of Dallas, the day is coming that it will no longer be an edge city.
