A Dallas-based office furniture, corporate relocations and facilities company has signed a 10-year lease to take over the entirety of a newly constructed Class-A distribution center in Irving.

Total Office Solutions, which also has outlets in Addison, Fort Worth, Austin, San Antonio and Houston, will consolidate multiple Dallas-Fort Worth locations in the 329K SF Stadium Logistics Center adjacent to the former Texas Stadium along Highway 183.

Company officials said Tuesday the new headquarters facility sets it up for expansion and will include the largest office furniture sales showroom in the Southwest. It comes amid what property developer CT Realty said is high demand for supply chain distribution space as e-commerce sales continue to spike. Newport Beach, California-based CT has about 20M SF of large-scale industrial projects in development across 10 U.S. markets, with a heavy focus on the DFW Metroplex.

“CT has made a significant investment in the greater DFW market to deliver modernized industrial space that meets the increasingly sophisticated needs of companies reliant on functional building designs,” CT Managing Partner James “Watty” Watson said in a release. “We’re thrilled to be delivering our latest project in the DFW Metroplex to a strong, local Dallas company with such a long and successful track record in the region.”

Craig Jones and Randy Touchstone at JLL represented CT in the transaction, while Total Office Solutions was represented by Robert Deptula and Collin Rock at Transwestern.

Demand for newly constructed industrial space in DFW is smashing records, according to Transwestern, hitting more than 9M SF leased in the second quarter alone. The previous record of about 6M SF was set just before the coronavirus pandemic.
