KDC broke ground on a 1M SF headquarters for Pioneer Natural Resources at the Hidden Ridge development in Irving.

Pioneer Natural Resources is an independent oil and gas exploration and production company with operations in the U.S. The 10-story headquarters will have a seven-story parking garage and be completed in winter 2019.

Fort Capital hired Sarah LanCarte as managing director to lead its acquisitions and leasing team and expand its industrial and commercial properties platform in the Fort Worth area.

Michael Meaden joined JLL as vice president of retail brokerage in Dallas. Meaden will focus on business development to grow the firm’s tenant and landlord representation services in the market.

Perkins+Will promoted Courtney Johnston to director of design for interiors for the Dallas, Houston and Austin office. Kelly Whitney was promoted to client manager for the firm’s largest healthcare client and now leads an architectural studio of more than 20 employees. Mark Roan was promoted to senior project manager and leads a healthcare studio with key clients such as Methodist Health System, Texas Health Resources and The University of Texas Southwestern Medical Center.

SALES

Austin-based NAPA Ventures acquired the Falls Apartments. The 208-unit property is the first property that NAPA closed on in 2017 in Dallas and the third asset it closed on in the past three months.

Marcus & Millichap sold Caliber Collision, a 40K SF net-leased property at 7300 Rosewood St. in Fort Worth. Marcus & Millichap’s Vincent Knipp marketed the property on behalf of the seller, a private investor.

Strive sold Riverside Retail Strip in Irving. The 14K SF, Class-A property was built in 2016 and is 100% occupied. Strive’s Jason Vitorino represented the seller, a local developer.

Structure Commercial brokered the sale of the 11K SF Stella Court at 6950 Lebanon Road in Frisco. The retail center is 100% leased. Structure’s Troy Morgan represented the buyer.

Structure Commercial brokered the sale of Hebron Parkway Shopping Center at 1500 West Hebron Parkway in Carrollton. The 18K SF retail building is 100% leased. Structure’s Troy Morgan represented the buyer. 

LEASES

Stonecrop Technologies leased 115K SF of office/warehouse space at 3901 West Miller Road in Garland. NAI Robert Lynn’s Stephen Cooper represented the landlord, and CBRE’s Ann Huntington represented the tenant.

Elements International Group leased 43K SF of office/warehouse space at 902 Nicholson Road in Garland. NAI Robert Lynn’s Stephen Cooper and John Leinbaugh represented the landlord, and CBRE’s Nathan Lawrence represented the tenant.

Ashley Furniture renewed its 53K SF of retail space at 1340 North Town East Blvd. in Mesquite. NAI Robert Lynn’s Dan Avnery represented the landlord.

Lindstrom leased 32K SF of office/warehouse space at 909 Avenue S in Grand Prairie. NAI Robert Lynn’s Michael Stanzel represented the tenant, and Jacob Milligan of Prologis represented the landlord.

The Blue Light Dallas leased 5K SF at 2811 Main St. in Dallas. The Retail Connection’s Kendall Ibsen and Shelley Taylor represented the landlord, Westdale Properties America. Component Realty’s Marcelo Pippa represented the tenant. 

DEVELOPMENT

Criterion Development Partners will break ground on the 322K SF mixed-use project River East on Thursday. The project will have 4K SF of co-working space, 3K SF of retail space, a 2K SF fitness studio and 14K SF of live-work space.

Hughes Commercial Real Estate and Development completed an 8K SF build-to-suit at Kennedale TownCenter, Building 7, for Chicken Express, Dickey’s Barbecue Pit and Station 287 Bar & Grill. Hughes also completed the 7K SF Kennedale TownCenter, Building 6, and is ready to lease it.

Billingsley Co. and Zagster launched a bike-share program that will provide all Cypress Waters tenants and visitors with a way to get around the development by bike.
