Fort Worth officials are reviewing plans for a mixed-use development featuring a seven-story residential building and 52K SF of retail space along the Trinity River.
Transwestern’s Merrimac project is slated for a 10-acre triangular site off Old University Drive and Merrimac Circle.

If approved, the residential building would feature an integrated parking garage and retail space at street level, according to the Fort Worth Report. More retail and restaurant space would be in separate buildings along pedestrian-only streets and green space next to the Trinity River.
The Transwestern project is planned at the former location of the Merrimac Restaurant & Discotheque, which overlooked the river in the 1980s. The area also featured other restaurants and office space at the time.
A previous mixed-use project at the site received zoning approval in 2022 but ultimately didn’t move forward. That project from Carriage House Development LLC was to include around 60K SF of retail space and 800 apartments over two phases of construction.
Should it move forward, the Merrimac project will sit just north of Trademark Property Co.’s Westbend development. The Fort Worth-based developer closed on property and financing for the 321-unit Westbend Residences multifamily development last month.
Work on Westbend Residences, which will also feature 4,500 SF of retail space, is slated to begin in the second quarter and open next year.
The two projects are among the latest developments planned for Fort Worth's Cultural District and downtown area.
Developer Phoenix Property Co. and property owner Montgomery Corner LLC are planning a mixed-use development featuring a 12-story hotel, retail space and a separate multifamily building at the site of the Montgomery Street Antique Mall.
Dallas-based Dart Interests scooped up four parcels totaling 4.6 acres late last year with plans to “enhance vibrancy” in the downtown area.
Fort Worth has more than $2B in downtown development on the way, including work that will reimagine Panther Island as a mixed-use waterfront district.
