Plans for an automated valet parking garage, the first U.S. luxury office building to get one, according to Stream Realty, are in the works in Fort Worth.

Investment firm Cornerstone Projects Group, alongside engineering firm Trident Structures and Stream Realty Partners, announced plans for the 30K SF Triune Center this week.

The office development will rely on automated robotics on-site, a proprietary app and a palleted vehicle handling system to offer automated valet parking services with little-to-no involvement on the driver's part.

The development is slated to be a Class-A, six-floor office building with 5K SF floor plates.

“Triune Centre integrates access and technology to provide tenants with a unique office space,” Cornerstone Projects Group President and owner Nolan Bradshaw said. “We are thrilled to partner with Trident and Stream to bring this project to fruition and provide Fort Worth with its newest distinctive, first-class property.”

The site is near Interstate 30, Montgomery Street and Chisholm Trail Parkway, with the future parking garage at 3400 West Freeway in Fort Worth.

While the automated valet system is touted by the developers as the first inside a Fort Worth office development, the concept of automated parking is not new, and tech-centered parking garages are popping up across the U.S.

A Seattle-area cancer care center incorporated a robot-run automated car parking system for its guests and patients, and in Houston, a parking garage that automated the process using an app and advanced technology previously captured headlines for its futuristic parking approach.

These systems typically work by a driver parking a car in a centralized spot, and the robotic system moving it to a space within the garage. Developers have said these systems save space, as cars can be parked closer together by robots and there doesn't need to be room for people to exit the vehicles.
