In 2010, Harwood International leased about 250k SF of office space in its Harwood District of Uptown. Harwood director of design Jihane Boury, whom we snapped Wednesday outside of Harwood HQ at Saint Ann Court (you may have seen her in Bisnow National onFriday), says the 1.5M SF the company owns will be fully leased by year's end. That means only one thing for a company that owns more undeveloped land in the area: development. (and, no it isn't a dirty word, as we hear Lucy Billingsley?s starting to plan Arts Plaza II, as well). With the residential Azure and five office buildings, the aptly named new project will be called Seven.

Located in the north end of Harwood Village, Seven (circled here with a happy face at its planned location) will feature 15k SF of retail and320k SF of office space. She says development won't start until ananchor tenant (probably around 150k SF) is inked. Talks are already under way. Between 2013 to 2016, millions of square feet of leases will be expiring and there will be room for more than one new building. She just signed an expansion for Senior Care Centers'corporate HQ for 10k SF on the penthouse floor at 2828 and also inked a 5,000 SF lease in the penthouse at Saint Ann Court. The Saint Ann Restaurant & Bar (in the old St. Ann school building) is now open for lunch and dinner and open late ('til 2 am, perfect for aCosmo after the Mavs game) on weekend nights. Sunday brunch is on the menu, too. Don't forget Mother?s Day is coming up.
