The growing Collin County suburb of Melissa is a step closer to growing its healthcare footprint.

A proposed medical office development, Melissa Wellness Village, launched pre-leasing with plans for the build-out of two 15K SF buildings in Phase 1 of construction, followed by another two buildings with a combined 23K SF and a final phase consisting of two 10K SF buildings.
JLL announced the project for lease or sale, noting all three phases of construction will be flexible enough to adjust to the sizes of different healthcare end users.
Prime Commercial Properties is the developer behind the project, which is expected to kick-start one of the first substantial medical office parks in Melissa across 8.75 acres bordering U.S. Highway 75 north of State Highway 121.
"Given the surrounding development of Kroger, restaurants and other retail users, this [is] a fantastic opportunity for a healthcare system or physician group to be located in what will be one of the business intersections of the city. This truly is a superior neighborhood location in the middle of town," Prime Commercial Properties President Mark Samples said in a statement.
JLL South Central Regional Healthcare Lead Ethan Garner announced the project on the developer's behalf, lauding Melissa's growing population as the perfect station for a future healthcare hub.
Melissa's population has grown more than 243% since the 2010 U.S. census, and the Collin County suburb now houses approximately 16,000 people.
