Harwood International is developing Harwood No. 14, a 27-story, 360K SF office building in response to the district reaching a 98% occupancy rate.

“Harwood No. 10, which was completed less than one year ago, is already 90 percent leased," Harwood International's managing partner Alexis Barbier-Mueller said in a statement. "We are launching Harwood No. 14 in response to the demand for office space within our district.”

Law firm Haynes and Boone LLP has already signed on as a tenant, with plans to move in three years from now to occupy 125K SF.

Plans for the tower include gardens, a 13K SF rooftop and sky garden, a grand two-story lobby and a multipurpose business center with enough space to accommodate conferences, catering and curated events.

Dallas-based architectural firm HDF is the architect of record, with Corgan signed on as associate architect and Tokyo-based architect Kengo Kuma and Associates serving as design architect.

Kengo Kuma is the architectural force credited for the innovative Harwood District Rolex Building, a project once named the "Best Office Project in the World" by Engineering News-Record magazine.

Harwood plans to set aside 12K SF on the ground level for restaurant use and build a nine-level parking garage.

JLL's Andy Leatherman, Brooke Armstrong and Brad Selner negotiated the future building's first lease with Harwood International's John Lee, Hannah Waidmann and Kelly Whaley.
