Fire Won’t Stop This Project; The Deal Sheet

You’re going to have to wait for your ramen fix at Sylvan | Thirty in West Dallas. On Saturday, a fire destroyed the building where Teiichi Sakurai’s restaurant, Ten, and Sync Yoga planned to open this spring.

Retail Street Advisors’ Zac Porter (leasing firm for the project) says “the fire was a kick to the stomach… but, we’ll recover just fine.” Fortunately, none of the contractors were hurt, he says. The fire was apparently started by a welder, says a spokesman for developer, Oaxaca Interests. Tenants had not begun their finish out yet. The other portions of the project were not damaged and will proceed on schedule while the burned building will be demolished and rebuilt on a fast-track, Zac says.

Sylvan | Thirty has been very selective with the retail tenants recruited, so it’s contributed to a pretty close-knit group of people that are rallying together, says Oaxaca’s Brent Jackson. The neighborhood has been very supportive, as well. RSA’s Helen Hill says the community was getting pretty excited about Ten (Teiichi pictured), but they’ll have to be patient a little longer, she says. (The wait may still be shorter than getting a table at Lucia.)

RSA has multiple LOIs in negotiation for Building F, so reps are in discussions on where to locate those, Zac says. Most likely, though, everyone will remain merchandised per the current plans. Cox Farms, in the building next door, was unaffected and is still scheduled to open late March or early April depending on the completion of the Sylvan Avenue street improvements the City is working on. Tenants should start moving in this summer.
