Texas Republic Management is rapidly stocking up on land in Grayson County along the planned extension of the Dallas North Tollway.

The Dallas-based investment firm bought a 375-acre mixed-use tract that was part of the 1,215-acre Double Platinum Ranch property northwest of Gunter. The land was purchased from Midas Global Investments for an undisclosed amount, Texas Republic Management General Partner Ben Weber told The Dallas Morning News.
The firm’s newest acquisition adds to a Grayson County portfolio that includes more than 700 acres as well as recent parcels picked up at the planned Cottonwood and Bryson Ranch developments in Grayson and northeast Denton counties.
“That corridor is something that we just think is very special for the future growth of North Texas,” Weber told the DMN. “We think the future for that area is bright.”
The county has become a hot spot for semiconductor chip plants, with both Texas Instruments and GlobiTech announcing they would invest billions to house facilities in Sherman. In addition, Craig International and other investors purchased 3,114 acres in Denison at the beginning of the year for a planned $6B master-planned development to be anchored by a Margaritaville resort.
Grayson County grew by 13% from 2010 to 2020, per census data. The Texas Water Development Board predicts the county could grow by nearly 9% from its 2020 total of 136,212 residents to more than 148,000 in 2030, according to the Texas Council of Governments.
Projections place the county north of 250,000 residents by 2060.
Construction is currently underway on the extension of the DNT from U.S. Highway 380 to FM 428. Design of the next phase of the project, which will extend the tollway from FM 428 to the Grayson County line, is scheduled to start in 2027. The Grayson County Regional Mobility Authority is looking at a project that would then extend the toll road north as the Grayson County Tollway.
Midas Global Investments originally purchased Double Platinum Ranch in 2022 intending to turn it into a residential development.
