Bisnow Scoop: Texas Capital Bank Inks at One City Place

Texas Capital Bank signed the first lease in Spire’s One City Place in downtown Fort Worth adding a retail bank in the lobby and taking the entire second floor. (Now just market the rest of the building to people who like easy ATM access.)

Holt Lunsford Commercial’s Geoff Shelton and Matt Carthey (the building’s exclusive leasing agents) tell us the deal will take about 3,000 SF in the lobby and about 16k SF with the entire second floor. TCB will be expanding with this relocation from The Tower. TI on the space is starting soon. The team is actively working on a number of new deals and lease negotiations ranging from smaller prospects up to larger full and multiple floor users, Geoff says.

Next week, construction starts on six spec suites on the fifth floor, Matt tells us. The offices will range from 2,000 SF up to 3,500 SF with move-in ready as soon as May 1. Spire held its official grand opening in January for the 19-story 314k SF south tower at 300 Throckmortion St. The office tower underwent a complete renovation. CityPlace was originally developed as the Tandy Center and served as a mixed-use town center and the HQ of RadioShack Corp from its opening in 1976 until 2005. After sitting vacant for years, Spire purchased two towers (1.2M SF) and transformed the project into three separate buildings: One City Place, Two City Place, and City Place Center (a street-level pedestrian area).
