Bisnow Exclusive: Leasing Surges at Toll Hill

Despite LBJ construction, office leasing is picking up at Toll Hill Office Park (5310 & 5440 Harvest Hill Rd). Colliers VP Chris Lipscomb has inked almost 20k SF there this year and tells us the access and value are unbeatable. (And it's the only way to ascend to the magical land of Toll House cookies.)

Chris (looking dapper between Colliers David Pinsel and Daniel Rudd) dotes on Toll Hill's location: in the heart of Midtown at the intersection of LBJ and the Tollway with easy access to many parts of the Metroplex; just eight miles to Love Field and 16 to DFW airport; and surrounded by all the Galleria amenities. He attributes the flurry of leasing to tenants hunt for value. And many smaller tenants are feeling more confident than three years ago.

The recent deals include 5,844 SF to Christian Works, 2,420 SF to Chiro One, 3,282 SF to Visiting Physicians Network, 2,354 to Dallas Komen Affiliate, 2,658 SF to Studio Bon Textile, and 2,586 SF to PaLogic Value Management. Chris tells us he's working on a 10k SF anchor. For spring break, his family is enjoying a staycationand has been spending a lot of time at the new Perot Museum (conveniently located across the street from Colliers offices). He's also training for a half marathon and on Saturday, he'll run the St. Patricks Dash Down Greenville 5k.
