We know a spoonful of sugar helps the medicine go down. So, why not a second dose of healthcare coverage from our Bisnow Dallas Healthcare Real Estate Summit on Thursday at the Hyatt Regency?
 
Tenet Healthcare Corp real estate development VP Nicholas Bonrepos says we should pay attention to the bankruptcies of Borders and Blockbuster. People still read books and watch DVDs, so why did these companies go belly up? It's all about the mechanics of delivery, and the same can be said of the future of healthcare. In the next 10 years, more medical care will be providedelectronically, from diagnosis and treatment to communication. Another change coming: the design of healthcare facilities. Instead of H-shaped structures with offices off corridors, the facilities will more resemble a doughnut with a combination of specialty services focused around a common reception area. (Aren't doughnuts what gets us into trouble with our doctor in the first place?)
We snapped Pacific Commercial's Derek DeGuireMarty Wieder of City of Colleyville Economic Development (a great sponsor), Senior Living Resource Group's Steven Garman, Colleyville?s Ashley Stathatos, and Senior Living?s Mike Spurlock. SLRG plans to startconstruction later this summer on a $9.9M, 60k SF, 65-unit, single-story memory care complex named Rosewood Park. It'll work with operator Memory Care USA near the intersection of Precinct Line Road and Lavaca Trail on Colleyville?s western edge. Miller Hodges Design Group is designing the project, which has a targeted 2012 opening.
Our audience members always have news to share, too. The guys from Metropolitan Capital Advisors, Kevan McCormack and Scott Lynn, tell us they've closed four healthcare deals in the past 120 days, totaling more than $110M. The projects include three ground-uprehab hospitals in Houston (developed by SRP Medical with Triumph Healthcare/RehabCare Group as the tenant), San Antonio (developed by Mohr Health with Post Acute Medical and Vibra Healthcare on the tenant side), and Austin (not publicly disclosed). Last week, MCA completed the sale of a major acute care hospital in Bayonne, NJ, to a publicly traded healthcare REIT. Kevan says acquisitions are getting done with REITs because they're flush with cash and aggressively competing for healthcare deals. As for what's driving the large demand for healthcare real estate: "Basic fundamental drivers of our aging population." Tactful, yes. But he did just call you all old.
Another fabulous sponsor: Camelot Facility Solutions prez Bernie Van Zyl and SVP Brian Lillard. The firm provides facilitymanagement and maintenance services to medical and corporate clients. Camelot?s been expanding its relationship with Texas Health Resources and maintains many of THR?s ancillary facilities such as outpatient centers and community clinics. (We went back twice.) Megly Wester, here with Dan Kelly and Rusty Workman, tells us that the bank?s providing capital loans for several doctors offices and hospitals. He says the bank?s capital strength, loan capacity, and local decision-making abilities are the key.
