Bradley Business Center, the site of Bisnow's The Built Environment event 7am March 31, is in a perfect location to court tenants seeking office space who don't want to travel to downtown or pay premium Loop lease prices.

Hansen Realty principal Rick Hansen says that theory was proven during the recession, when the JV of Hansen and Centrum Partners was able to find tenants for the first phase of Bradley Business Center's repositioning. With over 500k SF on 22 acres, Bradley Business Center's scale can be compared to another major Northwest Side redevelopment, The Fields. Rick says Bradley Business Center's proximity to the Kennedy expressway and its location in a market booming with development across multiple sectors has it primed for companies seeking office space within city limits, as well as workers seeking shared or flex office space.

The Hansen-Centrum JV stripped it down to the bare bones and added floor-to-ceiling windows to allow for ample sunlight. This space can be built-to-suit for prospective tenants, depending on their space needs, for around $23/SF, parking included. Hansen is expanding the building's shared office space by nearly 7k SF, which it hopes will help drive traffic and engage the community.

Hansen Realty's Brett Berlin shared renderings of Bradley Business Center's planned third-floor rooftop deck with us. This level will also contain a 7k SF penthouse office suite for prospective tenants, or current tenants who need extra space.

Here's the upcoming fitness room. This space will house personal training and physical therapy on-site, as well as shower and changing rooms for office workers. Brett says it will be completed in the next 90 days. A rear entrance was built to allow workers to enter the fitness room and building without having to walk around to the front entrance.

Here you see the space leased by one of Bradley Business Center's  tenants, lk Gymnastics. Brett says the availability of parking and the building's location in a dense residential area have parents flocking to lk Gymnastics, shuttling their children to training sessions.
