Convergex Renews at 311 South Wacker into Tech Spec Space

After scoping out new digs, global brokerage firm Convergex has signed another 11-year lease for a 10k SF space at 311 South Wacker, the same building they've been in for two decades. However, this time the space will be one of the building's new state-of-the-art spec suites designed by Wright Heerema Architects. The customized suites are fully furnished with Knoll and Herman Miller products, and feature open floor plans, 12-foot ceilings, glass walls, and upgraded finishes throughout, according to owner Zeller Realty Group. Target tenant: high-density users who need a modern tech space. Zeller has already managed to complete 17 deals totaling 75k SF  since acquiring the property in March 2014. It's in the final stages of negotiations for another 35k SF. The Kohn Peterson and Fox building is transportation accessible, and tenants enjoy panoramic views, cool amenities, and a one-acre park with free WiFi. One of the building's most standout characteristics is a four-story indoor winter garden.
