SPOTLIGHT: THE REITS HAVE IT

According to our sponsors at Walker & Dunlop and healthcare finance VP Doug Bath, 2011 is the year of the REITs (and here we thought it was the year of the rabbit?!). The past 12 months mark the largest dollar volume of acquisition activity in the history of senior housing nationwide: $30B to date. Most of this is thanks to four healthcare REIT behemoths: HCP, Ventas, Healthcare REIT, and SNH. Doug says healthcare REITs have had unprecedented access to capital and are taking advantage of low borrowing rates. These REITs have market caps in the $10B-$15B range, so they like large portfolio deals that move the needle. New supply continues to be at historical lows, but local banksare now more willing to provide construction financing so experienced investors are able to put a shovel in the ground.
