| The biggest contiguous vacant high-rise space in the CBD is getting a makeover, and its owners have money for TI. The 11-floor,370k-SF space at the top of 330 N. Wabash already has a new fire safety and security system, and is set up for new HVAC, elevators, and possibly even a private lobby for the right tenant. We talked with Prime Group Realty Trust's Jeff Patterson and Susan Hammer yesterday, who told us they refinanced the building in 2008 when they sold floors 2-13 to LaSalle Hotel Properties. | |
| The open floors were vacated by Jenner & Block at the end of 2009 and sport floor-to-ceiling windows, which were a major luxury when the building went up in 1973. The floor ventilation units will be replaced by a state-of-the-art ceiling system, creating more than 2k SF of extra floor space per floor. Signage and naming rights are also available for the former IBM Plaza. Just this week the building received LEED-EBOM Silver certification. If that's not impressive enough for your clients, you might also want to tell them that the building set the scene as Wayne Industries headquarters and Gotham City Hall in The Dark Knight. |
