On the Roads Again: I-80, I-55 Hot

JLL's Keith Stauber and Liberty Property Trust's Don Schoenheider have two things in common: They're both seeing more leasing along the I-80 and I-55 corridors, and they're both speaking at the Bisnow Industrial Summit (Nov. 9, 7:30 a.m.) at the  Rosewood in Rosemont.
 
JLL has signed a few large leases in the last 30 days, with  Navistar taking  860k SF at Cherry Hill in the I-80 corridor and another third-party logistics user leasing 500k SF near I-80. Keith says there's a tremendous amount of capital to be deployed and little product on the marketplace, which should lead to an upswing in 2011 when owners decide to sell . JLL has increased its number of brokers and transactions in Chicago's industrial space, a trend Keith hopes to continue in  2011.
 
 
Don says Liberty owns about  5M SF in the Chicago area, but it has a goal to be in the top five owners, which would require the trust to own 15M SF, so it's aggressively looking to acquire. As a builder of LEED-certified  industrial buildings, Don hopes to bring green into the discussion on Nov. 9. He expects the second half of 2010 to be a time for industrial market upturn, with vacancies dropping in many submarkets.
