| When we were in college, “historic student housing” meant living on the same floor as the students in the Andrew Jackson fan club. But Place Properties, Blue Visa Capital, and Leopardo have a new definition: using historic tax credits to reconstruct a building at 315 S. Peoria into a 441-bed, 135-unit student-housing project, complete with modern amenities. | |
| The 275k SF, 10-story building contains units, from studios to four-bedrooms, and has almost one bathroom per student, says Leopardo's Bob Voss. The original lobby of the building was completely restored, which included taking down and refurbishing marble panels on the walls and restoring the windows and facade. The lobby now also includes LED lighting, a pool table, fitness center, tanning bed (in our day, we used a Bunsen burner), and computer room. | |
| Inside the units, students will have condo-quality finishes like granite countertops, wifi hotspots, and a 42” flat-screen TV. The project was completed on a shortened time frame of 10 months, so students could move in this school year. In addition to the restoration, Leopardo built a new 15k SF parking garage on an adjacent lot. Fitzgerald Associates served as the architect. | |
