It's (Almost) All Goode

Venture One Real Estate's Matt Goode, Roy SplanskySteven Goode, and Mark Goode  drew attention last month as the winners of NAIOP's Build-to-Suit of the Year award for their new project for 3M. But that's not the only big deal the firm has done this year. Focusing on acquisition in  urban infill  areas and  development in the less popular, more business friendly industrial corridors from the South Suburbs to Milwaukee has helped the 11-year-old company sustain growth. This year, Venture One launched its first fund, which raised $20M in equity. It's managed by Matt (Mark's son) and Steven (Mark's brother) and has already acquired two buildings in Alsip and Kenosha.
On the development front, Venture One is working on it's fourth building for 3M, which began construction in August and should be completed by April 1. Specializing in build-to-suits, they've developed parks like Rock39 in Rockford, Park88 in DeKalb, and Gateway57 in University Park to take advantage of the good labor pool in farther-out suburbs near four-way interchanges. Over the next year, the team is hoping to finish investing its fund and find more clients interested in building out pads in their parks.
