| The John Buck Co.'s Rafael Carreira is no LEED newbie. He's worked on previous LEED projects, including 111 S. Wacker, the first spec highrise LEED-CS Gold building in the US. He also helped earn a Gold Core and Shell rating for 155 N. Wacker last month. The building used the same architect and structural engineer as 111 S. Wacker (Goettsch Partners and Magnussen Klemencic). The vegetative roof on the fourth floor (above), part of the American Hospital Association's space, has been functional for a year and welcomes employees and guests. Buck is also building a pocket park on the adjacent site, set to open in the next two weeks. | |
| Rafael emphasizes the use of daylighting throughout the 30% of space that is still unleased on the building's upper floors. Every story has floor-to-ceiling windows, and each space can be laid out so all offices and cubicles get some natural light. The building has outdoor temperature and light sensors to help regulate heating and cooling, and advances in building automation have helped make it “smarter” than previous developments, Rafael says. John Buck has big plans for the future as well, seeking tenants for a potential future development at 222 W. Randolph and acting as a development manager on Roosevelt's new vertical campus in the South Loop. |
