A third River North apartment joins EnV and 505 N State on the market: 304-unit, 25-story 77 W Huron is up for sale. HFF's Matthew LawtonMarty O'Connell, and Sean Fogarty are marketing the property on behalf of  Archstone. The property is 99% leased, but reps from HFF say it's different from other downtown properties on the market because of its value-add component. The 1988 building could use upgrades to kitchens, bathrooms, and common areas, so a new landlord could dramatically push rents to compete with the rest of the Class-A properties with the right renovation program.
