One Marina Park Drive Sells For $482M

Fan Pier’s first office building has a new owner.

New York-based Clarion Partners acquired One Marina Park Drive in the Seaport for $482M, selling agent JLL announced Thursday. The 492K SF office building was previously owned in a joint venture between Boston-based The Fallon Co. and Springfield-based MassMutual. Investment firm Barings advised MassMutual on the sale.

The Elkus Manfredi-designed, 18-story building was completed in 2010 and was the first office tower to be built on The Fallon Co.’s 3M SF mixed-use Fan Pier development.

The fully leased building counts Fish & Richardson, Intarcia Therapeutics, Gunderson Dettmer and Polaris Ventures as tenants. Coleman Benedict, Matthew Sherry, Kerry Hawkins and Ben Sayles led JLL’s Capital Markets team on the sale.
