Local Developer Plans 10-Story Multifamily Building On Historic Mount Vernon Plot

A local developer is hoping to build an apartment building where Eddie's of Mount Vernon currently stands.

Dennis Richter, who lives in Mount Vernon, will submit plans for a modern, 10-story multifamily building with nearly 15K SF of ground-floor retail at 7-15 West Eager St., the Baltimore Business Journal reports. Although Richter has received permission to demolish the buildings on the site, including Eddie's, the city's Commission on Historical and Architectural Preservation must still approve the replacement.

CHAP will hear Richter's proposal at a public hearing on April 10, after which it will either accept, reject or amend the plans for development. The building would contain eight floors of one-, two- and three-bedroom apartments below a rooftop pool with a pool bar, a dog park, a gym, a meeting room and event space. An underground parking garage is also part of the proposal.

Richter obtained permission to demolish Eddie's and its neighbors in November after telling CHAP the historically protected buildings were beyond saving and had already been modified multiple times. Eddie's owner Dennis Zorn came out in support of Richter's project, calling his store building "tired and old."

The new project is being designed by Ziger/Snead Architects, which has offices around the corner in Mount Vernon, making the development a doubly local endeavor.
