Cassidy Turley’s Jon Carpenter has three value-add industrial deals pending (two likely to close within a month and a 300k SF one out for bidding now). Two of them are in the Corridor and one is in Prince George’s County. Jon tells us the core building is leased to a single-tenant with good credit (the kind of tenant you'd want to your building to marry), while the core-plus building has tenants rolling over in ’16, ’17, and ’19, which means a chance to raise rents. Then there's the value-add opp, a portfolio of Class-A and B that also can benefit from rising average rents. The point is he's got three very different properties all selling to institutional buyers.
