Scannell Properties is launching the second phase of a Henry County industrial park with a popular truck stop operator.

The Indianapolis-based industrial developer has inked a build-to-suit deal with Love's Travel Stops & Country Stores at Gardner Logistics Park in Henry County, a suburban Metro Atlanta county some 30 miles south of Downtown Atlanta.

Love's, which is a family-owned chain of convenience stores and gas stations targeted toward commercial truckers, has tapped Scannell to develop a 205K SF facility where it will house a tire retread plant and distribution center.

“Opening this location will allow us to double our capacity to supply our Love’s Truck Care and Speedco locations and help get our fleet customers back on the road quickly,” Love's Director of Tire Sales and Plant Operations Steve Phillips said in a release.

Oklahoma City-based Love's operates more than 520 locations across the U.S. The 24-hour stores provide gas, diesel fuel and food offerings. Love's also operates nearly 400 service centers, including Speedco and Truck Care locations.

The project, which is scheduled to deliver in April, is part of the five-building Gardner Industrial Park where The Home Depot already operates a distribution facility. Scannell officials said in a release that Love's has the option to expand its facility by an additional 100K SF. Gardner's second phase is slated to total 1.2M SF, which would bring the entire park to more than 3M SF.

Cushman & Wakefield Managing Director James Phillpott, Senior Associate Helen Cauthen and Senior Director Lisa Pittman brokered the deal for Scannell. Cushman & Wakefield Director Greg Dickerson and Managing Director John Wilkinson represented Love's.
