Panattoni To Go Spec in Buford

As vacancy dips below 10% after 2M SF of absorption in Q1 alone, Panattoni is rolling the dice on a spec warehouse in Buford. We spoke with Panattoni's Dayne Pryor and CBRE's Trey Barry about the developer's plans for a 415k SF spec warehouse off Heraeus Drive (the site plan here). Trey, who has been tapped by Panattoni to lease the project, says the developer will break ground in July with a Q1 2015 delivery. And it will be LEED certified. Dayne tells us the activity in the northeast submarket has been on fire with 16M SF of positive absorption in the past five quarters and very little new construction. (The blueprint looks like a level from the original Super Mario Bros. game.)
