Already under construction on a massive office building at 390 Madison Ave (pictured), L&L Holding Co and Schneider Electric are partnering to make the 900k SF, 32-floor office tower a smart building.

390 Madison will be equipped with a SmartStruxture building management and security system, which collects data from the building's various systems and sensors to improve energy and operational efficiencies, reduce costs and be aware of any anomalies that could affect utility bills.

With the integrated system, the building's sensors will be able to communicate with each other, painting a clearer, more concise picture of energy use. This will make energy use data accessible to owners and tenant alike through a streamlined reporting system, and reduce the need for data centers and other tech infrastructure.

The building’s core and shell are slated to be completed by the end of next year. 390 Madison Ave is one of the first—but not the first—smart buildings under construction in NY. Hudson Yards is incorporating many of the same Big Data principles. But bringing the idea to Madison Avenue is a different beast than on the Far West Side.
