New York AG Signs 345k SF Lease At Fosun Property's 28 Liberty

Fosun Liberty's major downtown renovation project, 28 Liberty, formerly known as One Chase Manhattan Plaza, just landed a major anchor tenant.

The New York Attorney General's Office has committed to occupying 345k SF in Fosun Property Holdings' 2.2M SF landmarked tower, which is undergoing a $150M renovation to add 200k SF of ground-floor and subterranean retail.

The AG's office, currently in Silverstein Properties' 120 Broadway, will occupy all of floors 13 through 21, plus the 23rd floor. Fosun's Tom Costanzo repped the landlord in-house, along with JLL's Peter Riguardi, Mitchell Konsker and John Wheeler. Fosun Property is a subsidiary of Fosun International, a Shanghai-based conglomerate.

The AG's office had been on the hunt since last February, when it was reported it was seeking up to 250k SF. Ultimately, the office, currently led by Eric Schneiderman, wound up taking almost 100k SF more than originally thought, although it's still shrinking its footprint of 390k SF in Silverstein's building.

CBRE's Scott Gottlieb, Bruce Surry and Leonard DiMicelli repped the AG's office, which signed a 15-year lease. It's expected to occupy the space right around when the renovations wrap up in early 2018.
