Vanbarton Nabs Loan To Convert Archdiocese HQ To Housing: The N.Y. Deal Sheet
Commercial real estate investment and advisory firm Vanbarton Group has acquired 1011 First Ave. for $103M from the Roman Catholic Archdiocese of New York, funded by a $250M loan from Eldridge Real Estate Credit.
The 20-story building, which spans almost 400K SF, has been the archdiocese’s headquarters since 1973 but is now slated to become housing.
Vanbarton is planning to turn the office tower into a 420-unit luxury apartment building with 105 affordable units as well as roughly 8K SF of ground-floor retail space and 55K SF of amenities.
Vanbarton has become one of most aggressive pursuers of office-to-resi conversions in New York City in recent years, with projects including the recently completed 160 Water St., plus two more, 77 Water St. and 6 E. 43rd St., under contract.
“The addition of 1011 First Avenue to our portfolio marks a significant step in expanding our office-to-residential conversion efforts, building on the success of nearly two decades of converting underutilized real estate,” Vanbarton principal Joey Chilelli said in a statement.
The archdiocese announced plans in January 2024 to move its Catholic Center to 488 Madison Ave., a 24-story, 447K SF office building owned by The Feil Organization next to St. Patrick’s Cathedral.
Doug Middleton and Pierre Hills of CBRE advised the archdiocese during the sale process, while law firm Greenberg Traurig represented Vanbarton Group.

Joy Construction, MADDD Equities and Drew Katz landed $96.5M to refinance The Lewis, a 186-unit luxury multifamily building in Hudson Yards. Värde Partners provided the debt for the building, which is named after the late philanthropist Lewis Katz. The developers delivered the building in 2018, and it benefits from the 421-a tax break through 2029, at which point its units will become fully market-rate. Newmark’s Jordan Roeschlaub, Nick Scribani, Adam Doneger, Ricky Braha and Sam Speciale arranged the financing.

Greystone provided $40M to a joint venture of Metropolitan Realty Group and Citadel Care Centers for the acquisition and rehabilitation of a senior living facility in Fordham Manor, Commercial Observer reported. The loan is a two-year, interest-only, nonrecourse bridge loan and comes with two six-month extension options. The property, a 295-unit affordable senior living facility at 2550 Webb Ave., is known as Kittay House.

Stellar Management scored a $110M refinancing deal with Apollo Global Management for 301-303 E. 47th St., a Turtle Bay residential building with 251 units, PincusCo reported. The loan for the 290K SF building replaces a $115.6M sum from Flagstar Bank.

L+M Development Partners refinanced its 197-unit Long Island City apartment building at 45-50 Pearson St. for $65M, PincusCo reported. The new financing came from lender PCCP and replaces a $70M CMBS loan. L+M developed the building in 2012. An Avison Young team advised on the deal, CO reported.

BFC Partners nabbed city financing for a planned residential development in Coney Island, PincusCo reported. The $207.1M construction loan from the NYC Housing Development Corp. will go toward a 420-unit apartment building at 1709 Surf Ave.
TOP SALES
Fetner Properties, in partnership with MCB Real Estate and Farallon Capital Management, shelled out $209.5M to buy 240 Willoughby St., a 463-unit rental building in Fort Greene with 147 affordable units. The acquisition was financed with a $141.5M senior loan from M&T Realty Capital Corp., according to a release. Rabsky Group, which bought the site for $95M in 2019, was nearing completion of the development, and the new owners will be tasked with leasing it up. JLL’s Jeffrey Julien, Rob Hinckley and Steven Rutman arranged the sale, while the brokerage’s Christopher Peck, Peter Rotchford, Nicco Lupo and Christopher Pratt arranged the financing.

Empire State Realty Trust has spent $31M on more Williamsburg retail properties, PincusCo reported. The REIT acquired 88-90 N. Sixth St. from a shell company owned by Morris and Jacob Lerman, in a deal that had been under contract since September 2024. JLL’s Ethan Stanton, Brendan Maddigan and Michael Mazzara brokered the deal. The deal continues a Williamsburg spending spree for the REIT, which spent $195M last summer on multiple retail properties on the same block.

Terreno Realty Corp. has paid UPS $31.1M for a 47K SF industrial building at 49-10 27th St. in Long Island City, PincusCo reported. The deal follows another purchase by Terreno that closed earlier this month when it acquired a two-story industrial building at 11-40 Borden Ave. in the same neighborhood for $16M.

CAVU Property Group acquired two adjacent Long Island City properties as possible development sites for $34M, PincusCo reported. The seller was Jay Kestenbaum, who had owned the properties at 38-18 33rd St. and 32-20 38th Ave. since January 2015.

Massumi + Consoli LLP is moving to the 23K SF 32nd floor of 1133 Sixth Ave., owned by The Durst Organization, Bisnow has learned. Asking rents for the seven-year lease were $105 per SF. The law firm is tripling its office footprint in the relocation from Penn 1. Rocco Romeo repped The Durst Organization in-house, while JLL’s Margaux Kelleher, Jakob Cohn, Andrew Coe and Jim Schoolfield represented Massumi + Consoli.

Tech-powered parking operator Metropolis signed four new leases for parking garages at residential buildings in Brooklyn and Manhattan. Metropolis will now serve as the parking operator for the 35K SF garage at 86 Fleet Place and the parking garages at 81 Fleet Place in Downtown Brooklyn, the 133-spot garage at 180 Myrtle Ave. in Fort Greene, plus the garages at 1 Ocean Drive in Coney Island. The landlord of all four spaces is Red Apple Real Estate. Ripco Real Estate’s Gene Spiegelman, Jeffrey Rosbash, Doug Kleiman and Morgan Singer arranged the deals on behalf of the landlord.

Coworking operator Convene is expanding in SoHo with a 32K SF lease at the Scholastic Corp.’s 555 Broadway. This will be the 16th venue from the operator in New York City. Convene will occupy a space on the second floor with a capacity of around 450 guests for events. The operator expects to open the space in spring 2026, with seven meeting and event spaces, a boardroom, a main hall and smaller studios for breakout spaces.

Eyal Ofer’s Global Holdings has signed a 20-year lease with nonpartisan think tank The Conference Board at 875 Third Ave. The nonprofit will relocate its headquarters to 30K SF on the 29-story Midtown East office building’s ninth floor. Other tenants in the building include Cerberus Capital Management, Deutsche Bank’s asset management spinoff, DWS Group, and law firm Epstein Becker & Green.
