Two New Projects Add To FiDi's Packed Retail Pipeline

Two new FiDi projects will bring roughly 630 new residential units and nearly 150k SF of retail to the neighborhood.

L+M Development is planning a 54-story tower at 23 Park Row (pictured), which will include 108 units and roughly 53k SF of new retail. Back in 2014, L+M said in a memo it wanted the project to create “an unprecedented retailing concept and social mecca.”

Then there’s Nathan Berman’s planned overhaul of 20 Broad St, which will add six stories to the former office building and create 90k SF of retail and 521 residential units.

Plans for both projects were filed on Monday, NY Yimby reports. Occupancy at the completed 20 Broad St makeover is expected to begin next year, while it’s unclear when 23 Park Row will be completed.

Both projects will add to the whopping amount of retail in the pipeline for the FiDi. Other projects with big retail components include the reposition of 28 Liberty St, which will create 200k SF of new retail, and the South Street Seaport project, which will create of 300k SF of new retail. [NYY]
