While we’re talking about DC, the original cupcake bakery Sprinklesis about to open in its ninth city when it opens its new digs in the nation’s capital this Thursday. Founder Charles Nelson paid us a visit at Bisnow HQ yesterday and brought with him two boxes of treats, including these emblazoned with the Bisnow logo. Sprinkles is also in other Bisnow markets including Beverly Hills, Chicago,Dallas, Houston, and is set to open at 780 Lexington in NYC this summer. (You may also recognize Charles’ wife, Candace, a judge on the Food Network’s "Cupcake Wars.") Metropolitan Realty Associates, Belvedere Capital, and Angelo Gordon & Co purchased the 150k SF office portion of 15 E 26th Stfrom RREEF Alternative Investments and Walter & Samuels for$33M. The newly acquired slice makes up the first eight floors and is 45% vacant. Duval & Stachenfeld repped the buyer, while Eastdil Secured’s Douglas Harmon repped the seller. In conjunction with the deal, Vera Wang signed a 12-year, 39k SF lease at the building. Walter & Samuels’ Harve Schuster and CBRE’s Glenn Issacsonrepped the tenant, while Walter & Samuels’ James Gladstonerepped the new owners. ***CommonWealth REIT purchased the 120k SF 5 Paragon Dr inMontvale, NJ from Invesco Real Estate for $20.6M. Friedman-Roth Realty Services sold two buildings: the 39-unit 250 E 77th St for $13.3M, and the 15-unit 405 E 77th St for $3.8M. The firm’s Eric Lupo repped the sellers and buyers—different for each purchase—in both deals.

Sentinel Data Centers closed on a $90M loan for a 330k SF data center in Somerset, NJ. Led by M&T Bank, the loan transaction coincides with Sentinel’s completion of the first 140k SF phase of its LEED Gold certified NJ-1 facility.

Meridian Capital Group arranged nearly $43M in new mortgages, including: $22.2M for a 336-unit multifamily complex on Fulton Ave in Hempstead, Long Island (arranged by Avi Weinstock and Josh Rhine); $8.4M for a 113-unit multifamily building on 147th St in Flushing (arranged by Judah Hammer); $5.5M for a four-story multifamily building on 96th St in Brooklyn(arranged by Isaac Filler); and $3.5M for two six-story multifamily buildings on W 107th St(arranged by Weinstock and Rhine).

Business

Sentinel Data Centers and Kelso & Co entered an investment partnership. Under the terms of the transaction, Kelso will invest alongside Sentinel’s founders, providing the entity with up to $300Mof aggregate equity capital for expansion.

Executive Moves

Reid Berch, Thomas DiMicelli, and Douglas Omstrom joined JLL’s Long Island office as SVPs. They each have more than two decades’ experience in the market; Reid is a Ramapo College grad, and Douglas is a NYIT grad.
