4 Developments That Will Transform Sunset Boulevard

Sunset Boulevard is among the country's most well-known thoroughfares, and after years of silent aging, the star-studded street is getting a major makeover. We pulled together a taste of the projects that will change its legendary face.

1. Columbia Square

Location: Sunset Boulevard and Gower Street

Players: Kilroy, Rios Clementi Hale (RCH) Studios, House & Robertson and GBD Architects

A $420M project, Columbia Square's newly designed 350k SF campus will include a six-story office space that will house Viacom subsidiaries  MTV, Comedy Central, BET and SpikeTV; a 20-story residential tower with 200 apartment units; 25k SF of “prime retail frontage” on Sunset Blvd; restored historical buildings and studios; and five levels of underground parking. With Viacom renting more than 180k SF of office for the next 12 years, the campus will be a new creative hub in Hollywood. Expected to complete early this year, the finished product, located only two blocks from the Hollywood/Vine Red Line metro stop, will offer unobstructed views of the famous Hollywood sign.

2. Icon At Sunset Bronson Studios

Hudson Pacific

Location: 5800 W Sunset Blvd

Players: Hudson Pacific Properties, Gensler, McCarthy Building Cos

Expected to complete in late 2016, this 14-floor, 323k SF construction will offer 1,600 parking spaces. It's part of the $150M expansion of the Sunset Bronson Studios campus, which will have numerous environmentally friendly amenities like electric car charging stations and a bicycle center. The five slightly offset rectangular masses that make up the tower make it possible to have multiple outdoor terraces on multiple levels. There will also be a full-service production facility and floor-to-ceiling windows to maximize natural lighting. Thinking of leasing this space? Well, online streaming giant Netflix has already signed a long-term lease for 200k SF. This is the largest ever signed in Hollywood in terms of square footage.

3. Marriott Edition

Location: 9040 Sunset Blvd

Players: Marriott International, Witkoff Group, New Valley

With 148 guest rooms, 20 condos and a variety of mixed-use venues, this 1.4-acre lot is expected to fully rise by 2018. The project will have two mid-rise structures—13 and nine stories, respectively. When finished, this Marriott Edition hotel will be the West Coast flagship for the brand, a concept developed in conjunction with Ian Schrager. Edition prides itself on being both personal and luxurious. Schrager will be designing this Marriott Edition with longtime collaborator John Pawson. It will be heavily laden with trees and plants, a night club, a rooftop pool and a bar.

4. 8150 Sunset Blvd

Visualhouse

Location: Sunset Boulevard and Crescent Heights

Players: Townscape Partners, Gehry Partners

Architect Frank Gehry is designing a huge mixed-use project in an area filled with history. Currently a strip mall that was made famous by the Joni Mitchell song "Big Yellow Taxi," the proposed redevelopment will include five structures filled with residential, retail, entertainment and public space. There will be an 11-story residential building on the east side and a 15-story residential building on the west side. They'll contain 249 units total. At the center of this structure will be a three-story retail building and public space.
