Culver City Planning Commission OKs LPC West Office Building

The Culver City Planning Commission approved LPC West's proposed Watseka Avenue office complex, clearing the way for pre-development activities to begin. 

The 165K SF office project comes not long after another LPC West project, the 8777 Washington Blvd. offices of Apple, wrapped up construction. As with that project, Clarion Partners teamed up with LPC West on the Watseka project. 

Designed by Gensler, the four-story office focuses on connecting the indoors with the outdoors and features environmentally conscious features including on-site solar panels that will generate enough energy to power 24 homes, according to a release for the project. The building also has a separate path of entry for cyclists, apart from cars, as well as a bike repair station and two showers for bike commuters.

An anticipated completion date was not given but 2024 was the previous target date. 

LPC West and Clarion Partners are also working on a more than 300K SF office complex project at 5870 West Jefferson Blvd., in Baldwin Hills, Urbanize LA has reported.

Culver City's vacancy rate was 17.8%, below the West LA submarket average of 21.3%, according to a fourth-quarter report from Colliers. The city's average asking rent for office space was $4.33 in the last quarter of the year, a 12.5% drop year-over-year.
