500-Year-Old Landed Estate Gets Into The Flex Office Game

Gloucester Place in Marylebone is the location of The Portman Estate's flex office debut.

The Portman Estate has launched flexible workspace brand Portman WorkWell with the opening of 29 Gloucester Place, the first in a planned network of what it called “design-led, fully inclusive workspaces” across its 110-acre West End estate.

Located in two restored 18th-century Grade II-listed Georgian buildings in Marylebone, 29 Gloucester Place offers about 8K SF of Cat A-plus office space across five floors after a refurbishment by Garnett Architecture that has retained original heritage features and added floor-to-ceiling windows, restored lightwells and two terraces.

The building is opposite Loxton Walk, a 27K SF open-air courtyard due to open in early 2026, and features air source heat pumps, sensor-controlled lighting and double and secondary glazing for an energy performance certificate B rating.

“With Portman WorkWell, we are responding to the continued growth in demand for flexible office space,” The Portman Estate Director and Head of Commercial Property Chris Dunlop said in a statement. “The Portman WorkWell product matches occupiers’ demand for autonomous fitted space with the right balance of service and amenity.” 

The day-to-day management of 29 Gloucester Place will be handled by Re-Defined, a MAPP company, which will provide on-site support.

The Portman Estate's history spans 500 years, and its property business covers 110 acres of Marylebone, including frontages to Oxford Street, Edgware Road and Baker Street. The estate comprises 68 streets, 650 buildings, four garden squares and a diverse range of properties, including Georgian and contemporary architecture with 430 listed buildings. 

Housing more than 650 residential units, 255 offices, 150 shops and restaurants, 27 hotels and eight pubs, Portman's developments include the retail- and leisure-led Loxton Walk, Moco Museum at One Marble Arch on Oxford Street, and One Great Cumberland Place.
