Houston's Largest Corporate Campus Deliveries of 2014

Houston's Largest Corporate Campus Deliveries of 2014

Owner occupied campuses comprised a huge amount of Houston's office development last year. Check out the four biggest corporate office projects that completed in 2014. (Thanks to PMRG director of research Ariel Guerrero for the data, and check out our list of biggest for-lease developments of 2014 here.)

    ExxonMobil Campus Phase 1

    ExxonMobil Campus Phase 1

One-third of Exxon’s campus in Springwoods Village is now up and running; 1M SF delivered in Q4, and about 2,500 employees are enjoying their new digs. Meanwhile, a couple of Exxon-occupied buildings sold last year: In June, Stream and Alliance-Bernstein purchased Eight Greenspoint (Exxon will remain a tenant for now), and in November, Fuller Realty purchased 13401 North Freeway (Exxon vacated at the end of the year). Two more Exxon buildings are on the market, the Upstream Research Co HQ at Buffalo Speedway and West Alabama, and the Brookhollow facility at Dacoma and 290.

    Shell Woodcreek

Shell expanded its Woodcreek facility, completing two buildings totaling 750k SF last year. (Each phase could’ve made this list on its own—the first delivered in Q1 and the second in Q2.) Hines developed the properties. A bunch of employees relocated from Downtown—Shell’s lease at Two Shell expired at the end of the year. (Hines is redeveloping Two Shell into 811 Louisiana; work will complete this quarter.)

    Anadarko

    Anadarko

Patrinely Group developed Anadarko’s second tower in The Woodlands. The 550k SF property delivered in Q1, bringing Anadarko to 1.4M SF in the area. The towers are the tallest buildings between Houston and Dallas.

    The Exchange at Telfair

Texas Instruments moved into 160k SF in Sugar Land in Q2. 400 employees are moving into the property, and it has expansion plans in place for an additional 40k SF. The building is part of Newland Communities’ 2,000-acre Telfair development, which includes homes and 180 acres of retail, office, and medical projects. Texas Instruments has officed in Fort Bend County since 1967, making it one of the county’s oldest employers.
