17 Acres In Greenway Plaza Could Be Next Big Mixed-Use

JLL is marketing a nearly 17-acre infill site in the Greenway Plaza/Upper Kirby area, and interest is already off the charts. Since hitting the market with 3120 Buffalo Speedway, JLL officials tell us the office has already signed four dozen confidentiality agreements from prospective partners. New owners could fill Exxon's vacant 384k SF office, 98k SF training center, 13 auxiliary buildings and garage, but JLL says this could be the most prestigious infill site in the city with room for over $1B of new development, up to 3M SF.

The listing agents tell us even though Houston's in a down market for office, other sectors make it the right time to build. What could make up this mixed-use development? Whatever the mind can conceive, JLL officials say, including hospitality, office, retail and multifamily.
