Houston Methodist Takes 76K SF For Research At TMC’s Helix Park

Texas Medical Center and Beacon Capital Partners landed Houston Methodist as the second major tenant at Dynamic One, the 355K SF building at TMC Helix Park.

Dynamic One is located within the 37-acre TMC Helix Park, a life sciences hub that opened in October with the launch of the 250K SF TMC3 Collaborative building. Beacon Capital Partners developed Dynamic One in collaboration with Zoë Life Sciences. It opened in November. 

Houston Methodist will add two full floors of biomedical research laboratories spanning 76K SF, according to a news release. Research programs there will include cardiovascular sciences, orthopedics and RNA therapeutics, the release says.

“Beacon is proud to welcome Houston Methodist to Dynamic One at TMC Park, a state-of-the-art facility designed to enable and encourage leading life science discovery and collaboration,” Fred Seigel, president and CEO of Beacon, said in the release.

Seigel called Helix Park “one of the most ambitious” life sciences projects in the world. 

Baylor College of Medicine signed on in early 2023 to be an anchor for Dynamic One, taking 114K SF of lab and office space. Baylor also broke ground on a 503K SF, 11-story medical education and research building adjacent to Helix Park in May 2023. 

Dynamic One and TMC3 Collaborative represent a significant part of the four buildings that last year added nearly 1M SF of purpose-built lab space to Houston’s life sciences ecosystem. 

These projects help solve the “chicken-or-the-egg” problem that Houston faces as it strives to crack into the top tier of competitive life sciences markets, Transwestern Executive Managing Director of Healthcare and Life Sciences Justin Brasell previously told Bisnow.

“It’s, ‘We want tenants so we can build buildings.’ Well, the tenants are saying, ‘We need the buildings to sign leases,’” Brasell said. “So somebody at some point just had to rip the Band-Aid off and build purpose-built life sciences buildings in Houston.”

Life sciences tenants like to cluster, Brasell added. They will have substantial opportunities to do so at Texas Medical Center, which employs more than 120,000 people and serves 10 million patients annually throughout its facilities. It is the largest medical complex in the world and accounts for 20% of all U.S. clinical trials, according to its website

Dynamic One is in the center of Helix Park and features a multipurpose lounge and event space, an outdoor terrace, a fitness center, 24/7 security, additional lab storage and oversized loading docks, according to the release. 

“We are excited to welcome Houston Methodist to this space; their commitment to bench to bedside innovation and track record of transformative new discoveries aligns with our vision for the campus,” William McKeon, president and CEO of the Texas Medical Center, said in a statement.

Transwestern’s Eric Johnson, Lisa Bovermann and Kaitlyn Harp represented Beacon Capital Partners in lease negotiations. Scott Carter of CBRE represented Houston Methodist.
