The Rise Of E-Commerce Is Bringing Industrial Development Closer To Neighborhoods

E-commerce delivery methodology is the next big industrial trend. Plenty of real estate is devoted to warehousing and distribution, but new one-hour and same-day delivery services are changing the game.

"The trend keeps going, it will change our logistical networks, the quality and location of our buildings. We'll see more and more smaller, agile industrial buildings," Generational Commercial Properties president Joseph Llamas said. "They can't all be in the same spot two hours outside of town. We're going to see smaller, more nimble warehouses in population centers to service very quick deliveries. Amazon is buying huge spaces, but they're also buying small spaces."

Powers Brown Architecture principal Nazir Khalfe thinks the trend will be "helpful to second-generation buildings in Houston who would have trouble surviving out there. This is a new piece of life for them."

Khalfe agreed with Llamas about the trend toward fast industrial delivery. "Everybody wants everything faster. I'm an architect. Trust me," he said.
