Sugar Land Town Square Secures Fortune 500 Lease: The Houston Deal Sheet

Primoris Services Corp., a Fortune 500 provider of infrastructure services, signed a 25K SF office lease at Sugar Land Town Square.

The 1.4M SF mixed-use development with 564K SF of office space is undergoing a significant redevelopment initiative led by Rebees, which took over management, leasing and marketing of the property in 2019.

Primoris’ lease will backfill the former Minute Maid space, bringing Town Square One to over 80% occupancy, the Houston Business Journal reported

“Primoris’ decision to relocate to Sugar Land Town Square is a testament to the property as one of the Houston area’s leading mixed-use office destinations,” Sugar Land Town Square General Manager Miranda Cartwright said. 

Primoris will occupy the eighth floor of the building at 2150 Town Square Place starting in 2027. Primoris was self-represented, while the landlord was represented by CBRE’s Bubba Harkins, Jenny Sealy and Joel Douthit. 

Sugar Land in 2025 approved a $12.5M reinvestment in Sugar Land Town Square. The improvements are focused on Town Square One at 2150 Town Square Place and Town Square Two at 2277 Plaza Drive. 

Town Square One will receive a refreshed lobby, new signage and updated finishes. Town Square Two will undergo more extensive renovations, including a new lobby, upgraded elevator interiors and signage, and a centralized suite of amenities serving the broader office community.

Renovations began in mid-2026 and are expected to be complete by spring 2027.

SALES

Skywalker Property Partners sold a 67K SF manufacturing building to Austin-based investment group Freehill Co. in an off-market transaction. The building at 14211 Industry St. is the Houston headquarters and only U.S. manufacturing site for Amacs Process Tower Internals.

Skywalker Property Partners’ Chris Aguilar represented Skywalker in the disposition of the Cash Flow Fever Fund's only Houston holding. Wes Cole and Nick Spearman of Pinemont Real Estate represented the buyer.

Junction Commercial Real Estate bought a 10.6-acre site along Highway 35 in Pearland, which it plans to develop for industrial use. Marcus & Millichap’s Will Florence represented the seller, Legacy Developers, and coordinated with the buyer. 

LEASES

Vestas-American Wind Technology leased 131K SF at Enterprise Park at Twinwood in Brookshire. The industrial warehouse and office facility sits on about 17 acres and will support Vestas’ spare parts distribution and operations.

JLL’s Louis Rosenthal, Graham Horton, Cayla Wardenburg and Eric Turner represented Vestas-American Wind Technology. Billy Gold and Faron Wiley of CBRE represented the landlord, Twinwood Industrial Owner LLC.

L’Arco Builders Inc. leased 20K SF at Glenroyal Warehouse Park on Glenmont Street in South Houston. Gary Triplett of CMI Brokerage represented the landlord.

Jusgo Supermarket renewed its 25K SF retail lease at 9280 Bellaire Blvd. Gary Triplett of CMI Brokerage represented the landlord.

An unnamed manufacturer of parts, seals and equipment for the oil and gas industry preleased a 91K SF building at Summit Grove Business Park, a two-building, 216K SF industrial development from Stream Realty Partners.

The development is at 21737 and 21811 Holzwarth Road in Spring. Building One, totaling 125K SF, is still available for lease. The project is expected to be completed this month.

Garrett Thomas and David Munson of Cushman & Wakefield represented the tenant. Stream's Tyler Maner, along with Abe Richardson and Grant Wisenbaker, represented ownership.

American Landmark Apartments acquired Park Avenue at Boulder Creek, a 292-unit community at 11575 Pearland Parkway in Southeast Houston, adjacent to Pearland. Built in 2009, the complex has a mix of one-, two- and three-bedroom units and has not undergone a major capital renovation since its original construction.

The property will be the firm's 14th asset in the Houston area and will be rebranded as Toscana Parkway. 

CONSTRUCTION AND DEVELOPMENT

Dallas-based Mohr Capital broke ground on a 372K SF industrial development in Northeast Houston.

Oates 610 is on 23 acres at 117 Oates Road, an infill location near the intersection of U.S. Highway 90, Interstate 610 and Interstate 10. The cross-dock warehouse is slated for completion in the second quarter of 2027.

JLL's Richard Quarles and Joseph Berwick will lead. Cadence McShane Construction is the general contractor.

“Oates 610 represents a rare opportunity to develop a highly functional, institutional-quality industrial facility in a difficult-to-replicate infill location,” said Rodrigo Godoi, managing director of investments at Mohr Capital.

FINANCING

Triten Real Estate Partners refinanced The Mill Residences, a 342-unit mid-rise apartment complex at 2315 Navigation Blvd. in Houston’s East End. Northmarq’s Houston debt and equity team, led by Warren Hitchcock and Taylor Phillips, secured the refinancing on behalf of Triten. 

The complex, built in 2025, has a mix of studio, one- and two-bedroom units. Northmarq said multiple capital sources pursued the opportunity but did not disclose the lender.
